Administration of real estates

Administration of a real estate mean, above all, logistics of a sequence of activities which will result in tenant’s comfort and safety
Administration means carrying out, on various planes, of ongoing activities related to service of a real estate.
In our case, administration of a real estate covers the following activities:
- ongoing supervision and technical survey,
- repairs and ongoing maintenance,
- cleaning up,
- guarantee of continuity of supply of media,
- waste disposal,
- etc.

A number of attitudes can be distinguished in management of real estates:
- object attitude: it is an attitude directed to a real estate and its administration
- capital attitude: treating a real estate as a capital investment
- sectoral attitude: created by appropriate legal regulations
- pro-active attitude: taking into consideration planning anticipating tendencies on the real estate market
- accommodating attitude: taking into consideration already ensuing changes on the real estate market
The basic aims of management of real estates are:
- maintaining of a real estate in a not worse condition,
- well-founded investment in a real estate.
Competent management of real estates means combining of basic aims with purposes of their owners, which should be clearly specified. Purposes of owners of real estates determine the strategy to achieve the defined purpose:
- financial purposes: preferred by an owner expecting income from the real estate; in such a case an owner does not use the real estate himself or use it in small, limited scope,
- practical purposes: preferred by an owner using the real estate himself and expecting fulfilment of a defined practical function,
- social and economic purposes: preferred by a public owner.
The above mentioned purposes often appear altogether, but one of them is dominating.
Administration means exclusively carrying out of ongoing activities related to service of a real estate. So, management of a real estate covers substantially more extended scope of activities, although carrying out of activities of management of a real estate includes its administration as well.
